CRAZY MOUNTAIN RANCH

Rural EB-5 – Active

Crazy Mountain Ranch is a private, membership-based resort located north of Livingston and east of Clyde Park in central Montana (Park County). Formerly known as the Marlboro Ranch, the property was acquired by Lone Mountain Land Company in 2021 and is now being transformed into a premier golf and ranch resort destination.

The Ranch has an existing Old west-style town (Deadrock Town) comprising 20 buildings that offer lodging, a restaurant, retail shop, an event center, and a barn and horse corral. With hiking trails, fly fishing at the onsite lake and creek, and activities like archery and ziplining, the property is already a playground for outdoor enthusiasts.  The Project includes retaining the existing structures and maintaining the property as a working ranch, while elevating the experience for guests by adding:

  • An 18-hole golf course designed by the renowned firm, Coore & Crenshaw, as well as a driving range, short game practice area, and clubhouse complex

  • Nine new golf cabins for additional lodging near the course

  • Infrastructure improvements and upgrades

  • Renovations and upgrades of existing lodging facilities in Deadrock Town

  • More activities, including a kid’s adventure park, outdoor/indoor pickleball and tennis courts, and more.

Crazy Mountain Ranch will provide an authentic western experience, where members can disconnect from urban life and reconnect with nature in a remote setting. The retreat offers a blend of rustic charm and modern luxury, with the opportunity to experience the cowboy lifestyle amidst Montana’s breathtaking landscapes.
